Encourage Smart, Mixed-Use Growth in Key Corridors
Objective: Create opportunities for vibrant, walkable developments that combine places to live, work, and shop.
1.1.1 Update the City’s zoning ordinance to create a new mixed-use zoning district and apply it between I-35 Frontage Road and Culberson Street, from Highway 82 and Downtown.
Preserve and Enhance Gainesville’s Unique Character
Objective: Ensure new construction and redevelopment projects contribute positively to the city’s historic, small-town identity.
1.2.1 Create and adopt a clear, user-friendly set of city-wide design guidelines to support predictable, efficient, and high-quality development outcomes.
Improve Safety and Railroad Crossings
Objective: Reduce the risk of vehicle and pedestrian collisions with trains at key intersections.
1.3.1 Develop and implement safety improvements at each rail intersection from Belcher St and Cole St.
Become the Most Business-Friendly City in the Region
Objective: Create a clear, predictable, and efficient development review process for applicants.
1.4.1 Update the City’s development review workflow to establish clear timelines, create a single point-of-contact for applicants, and enhance the pre-application process.
